Landlord News
 
An announcment by Bristol City Council that they have issued an Article 4 direction.
What??
 
This will mean that from 11th December 2011 planning permission will need to be sought for any new small HMO that is created within certain wards(areas of Bristol). This will not apply to existing properties that are currently occupied in this manner.
 
HMO licensing has now been in operation since 6th April 2006. HMO licenses were issued for a period of 5 years, this means from April 2011 many landlords will need to reapply for a new HMO licence. Officers are currently reviewing the HMO licensing process, application form and costs.
 
Changes to Local Housing Allowance
These changes take place from 1st April 2011.
There will be maximum rate caps, so that Local Housing Allowance weekly rates in any area cannot be more than: £250 for a one bed property. £290 for a two bed property. £340 for a three bed property. £400 for a four bed property. There will no longer be a five bedroom Local Housing Allowance rate. 4 Bedroom Max.

Good News For Lanlords.
Tenant demand for privately rented property hit a two year high during the fourth quarter of 2010. Buy to Let Market showed the proportion of landlords reporting growing levels of tenant demand was at its highest level since the final quarter of 2008.
According to the cheif executive of Paragon Group: Tenant demand shows no signs of slowing down.     
 
Tenants Beware!!!!
Illegal lettings websites are targeting UK consumers and defrauding them of thousands of pounds according to the  Association of Residential Letting Agents.
Foreign criminals have been using copies of UK letting's sites - a process known as scraping - to persuade people to part with their deposits.
The websites are highly professional in appearance and use industry logos to convince overseas tenants of their legitimacy.
Make sure you double check the validity of websites you use. Checking websites such as ARLA and then contact the agent on the details listed if you have any doubts at all.
