At Liv'N'Let we are able to offer two levels of service to suit your personal requirements. Both our Lettings Only and Full Letting and Management Service offer key solutions to suit you. Whether your an experienced or Novice Landlord we can offer a tailor-made service for you, all the details of which are explained below:

Letting Only Service - £390:

Our Letting Only Service provides advertising on several property portals including Rightmove, Zoopla and Gumtree. This includes carrying out viewings, full tenant referencing, preparing the Tenancy Agreement and collecting the first months rent and security deposit aswell as the following listed below:

-Rental Valuation and Inspection of the property.

-Marketing the property through various property portals and marketing material

-Regular viewing feedback.

-Guarantor Referencing if required.

-Ensuring Legal requirements are met.

-Receiving enquiries and accompanying prospective Tenants wishing to view the property.

-Careful selection of Tenants (tenants will be externally referenced by Rent4Sure whose report will include Financial Credit Checks/Score, Electoral information, public records such as CCJ'S, employers referencing/salary information, a previous Landlord reference if applicable and any potential fraud warnings)

-Preparation of Assured Shorthand Tenancy and any relevant documentation.

-Collection of first months rent and Security Deposit,

-Signing up of prospective tenant and releasing keys, forwarding copies of documents and payment to Landlord.


Additional Add-Ons:

Inventory and detailed schedule of condition including 50+ Photos - £60

Service of Notices to terminate the Tenancy - £60

Change Of Tenant/New Agreement - £120


Full Letting and Management Service - 10% + VAT of Monthly Rent:

We charge an initial Landlord set-up fee of £240.00 followed by a percentage on the monthly rental income. This service includes all Letting only Services including the add-on services listed, aswell as the following listed below:

-Collection of rent and payment to the Landlord's Account.

-Inspection the property every three months and forwarding a detailed report to the Landlord.

-Instructing tradesman and arranging any maintenance work or minor repairs required that the Landlord would usually be responsible for.

-Dealing with any insurance claims or issues that may arise and arranging for any insurance repairs to be carried out.

-When the property is Vacant between lettings arranging for any cleaning if required, notifying utility providers and closing the accounts aswell as managing and arranging any work required before the next Tenant moves in.

-Arrangement of Tenant Utility Accounts.

-Preparation of Check-Out Reports at the end of the Tenancy Agreement, highlighting any discrepancies compared to the Latest Inventory for that property.

-Managing security deposits and any deductions required.
